If you also stop the points system and regulate rents better, commercial landlords can rent out their homes at a better market rate. The idea is that these parties will then invest more in the homes. “The advantage is that the investment climate improves afterwards,” says housing market professor Peter Boelhauer.
More money for social housing
However, to prevent “big jumps in rents” in rental homes now under the points system, economists would only want to abolish the points system if there is less housing shortage. You certainly don’t want that now, says Boelhouwer. “If you let it go now, the prices will go up really hard.”
An additional advantage: the construction of rental housing yields more and municipalities benefit through the so-called plan benefits tax. This money can then go to social housing.
Opkoopbescherming
De economen waarschuwen ook voor het toepassen van maatregelen als opkoopbescherming.
